Well first you start with a room then create a vision. Read on.

25,000 dollar homes. 2012. What will your vision be?

A new year goal for you and your family. Here's a link to the type of homes which can be found for Twenty Five Thousand Dollars. Some in our area have more or less bedrooms. But can you form a vision? Do you have a Plan? (my favorite question).

You're in an apartment. Your landlord is not responsive to your needs. You don't even know if the landlord is in foreclosure?

Think. What if I buy a home for 25 thousand dollars and make some minor improvements to make it comfortable for a couple of years. And then, sell it later or rent it out. Next home: A more expensive home in a nicer neighborhood....can you dream? will you vision?

This is where home ownership begins. One small lovely home(fix it up the way you want) Surely you can afford under 200 dollars for a mortgage payment. Set a goal of making one new improvement each month. Just because your home is small or is not in the perfect neighborhood, surely you can beautify it with the latest colors, the latest counter tops. Pull up the carpet, bare the wooden floors, shine them up. Order some rugs from overstock or QVC.

What about furniture and decorating? get some magazines or visit some home decorating blogs, cut out some pictures of beautiful rooms. Then, search online for tips and tricks on taking old furniture, repainting it, re-using it and stage it like the pictures.

For ideas, have you seen Mr. Goodwill Hunting. He stages rooms and homes for under three hundred dollars. Surely you can do the same?

Movers, deputies refuse to evict 103-year-old woman

This puts a human face on business practices. It's easy to sit from your ivory tower and do the paperwork to have someone evicted. But it's another thing to be the one who has to do it.

I wonder if the bank staff who processed the eviction papers looked at all the details(like the age of the home owner). I wonder if she discussed this with her supervisor. I wonder what the supervisor said.

Fast forward. No eviction.

I wonder if the bank will change their policies about eviction. I wonder if the human element will become part of the decision making in the future.

Business is about the customer; and while we have to do some things which seem "heartless", it behooves all these corporations and business people to use their imagination and creativity and come up with other ways.

A new book is coming out about Detroit's Architectural History. This one is written by a woman who married into the Taubman Family (real estate magnate).

What is interesting is that are hundreds of book on Detroit's architecture; but this book will combine modern day scenes, current buildings and what they looked like at the turn of the century and now.

I'm betting this book will be gobbled up(no pun intended) by land developers. What better way to get an introduction into the city and its landscape than for someone who is passionate about the city to give a view of the city by showing her finds from 3 years of walking and exploring every street and neighborhood of Detroit. Yes. She walked up and down, escorted by police at times, and driving her own car and not escorted on most of the trips. She ruggedly camera in hand met the streets and people of Detroit.

I bet this book will be on the best sellers list once it comes out. Here is a link to the book Detroit 138 Miles to be released on Amazon on December 31, 2011.

Ok so why am I sharing this? Here's the deeper message. Have you thought of documenting the history of your own town? All it takes is committment and passion. I can surely say that there are only a couple of books on my city: Inkster, Michigan. The challenge is out for someone to drive and walk each street of Inkster, take pictures and tell its story of how it once thrived. Show the world the Inkster they never knew.

Each city has a story. I believe the story of Inkster is its people, primarily African Americans, and their entreprenurial spirit and efforts to survive in a place unknown during the post migration of masses amounts of people from the south during the highlight years of the development of the Auto Industry particularly Ford Motor Company. (circa 1940- 1950)

Are you up to the challenge?

It took her 3 years of intensive research to do Detroit. It should take about One year to do Inkster's history block by block. Who knows? You may just find me out there walking each street one day at a time.

Foreclosure Fallout: You'd rather Rent...It's not so easy anymore

Do you know the most common reason people don't want to buy a home? They'd rather rent. Do you rent? You will definitely want to follow me on this post.

Renting is easy? right? you just fill out the application, hand over the deposit, view the apartment, pay a little extra for a credit check. Done. Over. You got the keys. Much easier than buying a home.

As you know when you buy a home you've got to: get inspections(if you're wise) review lots of legal documents(will probably need an attorney, if you're wise), get all your bills and personal documents together over at least the last 6 months, fill out papers about every aspect of your life(your employment, credit history, residential history, auto, children, bills, assets, liabilities).

Well guess what? the same process has now arrived in the Rental world. We can look to a recent article in the New York Times. So look for this in your area soon if not already.

The lesson: If you're going to rent why not considering buying? The process is the same. Something to think about...

And I'd like to add to his point on approaching the banks to get these deals...
Here was my response:

I'm glad you posted this Herb. I'm not into spamming boards. But there are many qualified Real Estate Owned realtors who specialize in these type of properties. We get a listing of these homes from the lenders themselves. The advantage of working with a REO realtor instead of just with the bank is:

The realtor knows more about the communities and locations of these homes
A realtor can answer questions with a level of objectivity
A realtor knows what has been selling in the neighborhood and has volumes of information on comparables(often called COMPS)
One can build a relationship with a realtor who can look out for properties that meet your specifications.
A realtor can give you an opportunity to see more homes.

These are only a few reasons you should seek the help of a professional realtor when buying Real Estate Owned properties.

You see this house(my office).
It's a second home for many in my community.Yes I sell homes, but I also encourage my clients, my neighbors, my friends and others to stop by. They come to share their thoughts, feelings and ideas about our local community and the world. As you know it's all related.

Some people think it isn't wise to mix the personal with business. But I want to share. I like sharing what I've seen in my travels, I like sharing ideas about investing, idea about how to make money, ideas how to keep money.

I have a range of customers. I have customers who come in and talk about their dreams, their problems and their concerns about life.

In this home, is a corridor connected to a living room where many fascinating discussions take place. Over the years I've realized that people who buy homes have rich lives. People who buy homes aren't just "customers" but people who are in different states of life.

4) investigate home businesses but, stay away from scams.

5)Seek out websites online which give ideas on debt reduction and offer ways to save money.

6) use some of your natural skills and abilities and earn extra income. What are you good at? What about interior decoration, home organizing, landscaping, event or party planning?

Since many people are staying home, any skills related to the home would be profitable.

Should I buy a home?

I can't answer that question for you but I can give you something to think about. I read an article today that may give you another way in looking at your living space and assessing if a new home is for you.

The article was in a real estate magazine called "Realtor" (January 2011 edition). Standing out from the many articles was this one particular story on the last page of the magazine. After reading it, I think it should have been the first article in the magazine with the whole magazine dedicated to the issue of "home".

Mary Catherine, a cultural anthropologist, author of Composing A Further Life: The Age of Active Wisdom, recounted what her home, which she has owned for 50 years, means to her. I loved that an anthropologist had something to say on this issue. Just goes to show you that the concept of "home" is at the center of our universe and impact all aspects of our life.

After taking trips required because of her anthropology expeditions,Mary Catherine would notice upon return to her home things like the trees in the yard being substantially taller.Does that happen to you? perhaps you notice a bush in the yard which appears much different than a year ago? She even noticed how different the land looked to her depending on which child she was taking a walk with.

Mary recounted how decorative changes were made in the homeb because of the changing interests of the family. Her artwork was from items passed down in the family, down to the Christmas tree ornaments from every era of her life.

She also noticed some of those odd places in the home which the family would become creative in decorating to meet their needs. Do you have some area of your house which you don't like and have decorated in order create an illusion?

Also, I liked that she wanted her home to reflect what "she liked" instead of what is trendy. She fell in love with the design of "her home". Do you have favorite spaces in your home? or do you wish you had that special room for your crafts or hobbies?

Mary was asked how she would use her anthropology background to help realtors. And I think some of what she said could give you something to think about.

Here's what I believe she would ask: do you entertain? do you entertain formally or informally? what about working from home? do you cook alot or very little? do you have overnight guests? do you have a bathroom which works for your family?

These are just a few questions. But, you get it don't you? I'm sure you can think of other things: look around and be honest about if your home truly meets your needs. Do you need more space for parties? do you need additional private space for your hobbies, do you hate some of the rooms in the home which go unused because of their location or "feeling"? would you entertain more if your home had more space? does your home make you feel happy?

Questions like these are clues. If overall you think your space does not feel "homey" nor makes you feel comfortable it may be that one solution could be looking for another home. Be honest with yourself; your home depends on it.

A Man Dies in his home trying to rescue his life because of a family Feud which didn't even involve his family. Where is the love?

This story sets me back: An innocent victim of crime. A father of 5 killed on Manistique in Detroit because of an apparent neighborhood feud. A family who is just trying to be law abiding citizens and a father is killed trying to save is wife from a fire.How senseless is this.

Sometimes I lament about people moving out of Detroit. And this family, no less, had members who work in providing a public service to Detroiters.

This man was only trying to rescue his wife. He was willing to loose his life to save hers.

Life is precious.

And then there are those who don't think life is so precious. Just toss a firebomb into someone's home to settle an argument. How ignorant is that.

And did it settle anything? no. An innocent life was loss, a home destroyed and a community devastated.

How poignant this would happen at Christmas time. Take a pause. Think about what has happened here. What will Christmas be like for this family and the community?

As we go into the New Year, I think we all need to make a conscious decision to improve our communication skills. If you have an issue talk don't kill. Listen and choose a rationale response.

Pause this christmas and keep this family and community in your thoughts. And just as important discuss what has happened with your family and talk about the lessons to be learned.

Wall Street Journal is reporting that incubators are turning to niches. A business incubator is a group of businesses sharing a common property. For example a group of flea market vendors sharing a building and each paying for their space. Another common example are beauty shops sharing a common building and each owner pays for their chair.

In many cities incubators are occupied by a mix of specialty vendors in non related fiels. For example, a pawn shop, a beautician, an antique dealer, a masseuse might share a common area of the building as their personal office space.

But the trend now, according to the Wall Street Journal, is for a "group" with common interests to share a commercial area. For example could their be a group of artists in your community who paint and or make hand crafts?

If you'd like to learn more about how incubators operate you can read more here on Wikipedia.

Here's how to research the need for a niche incubator your area?

1) Check the yellow pages and or online yellow pages to find out what similar type of business exist.
2) Determine how many of these similar type businesses are operating on their own?
3) Do a survey to determine if these businesses could benefit from having more affordable office space?
4) Determine if these businesses have a solid clientele which would follow them to a new location.
5) Call the business owners and collect brochures.
6) After looking over all the brochures and collecting information, check real estate properties which are centrally located and can accomodate these businesses.
7) Visualize how one property could benefit this group. Think positive. In this economy many businesses want to downsize some of their expenses.
8) Draw up a proposal and send letters expressing what you can offer. Make sure you have done your research on the cost of the property and the expenses and break down if this group were to share the property how economical this could be.
9) Pat yourself on the back. You have just taken a step towards gaining new lease clients and owning/managing an incubator.

But folks are still not buying...afraid of job loss and unstable income and that the housing market prices could still slip some more.

With Mortgage Rates down this is the time to buy. But to qualify for a home in this market , you will need:

1) Stable income and a downpayment. For some there could be special mortgage help available if you don't have sufficient downpayment. Ask your realtor.

2) The ability to live in your home for a while until the market improves. This is not the time for flipping if you have limited experience and training.

If you don't want to buy now, then:

1) Start looking for income opportunities.

2) Keep saving, as the future market will dictate down payments

3) Set some personal and financial goals and take a step each day towards achieving them

4) Educate yourself on the real estate market

In other words, now is the time to focus, set goals and begin constructing a plan

One more thing to worry about: Pollution levels in Detroit Zip codes. What scares me is where this could go:
1) People being moved out of this area.
2) Insurance rate increases
3) Restrictions on medical care to folks in this area
4) More school closures in this area
5) Mass displacement
6) Inability to attract business to Detroit

And the overall taint of life in Detroit.

These stories are heart breaking. While there is growth in the downtown area of Detroit, there is heartache for the pioneers. Many young folks are fed up with burglary and crime. Rightfully so. Many are packing it up and moving to other cities such as Atlanta. But crime is everywhere.

Folks are starting to get comfortable not paying their mortgages when the lenders aren't flexible with modifications. The criticisms range from folks are free loaders, have no shame to outright support: some stating that since the lenders aren't fair why should they be?

Three tips in buying a home...knowledge is power

According to Realty Trac, Michigan is the 7th hightest state for foreclosures with one filing for every 256 homes. Filings for foreclosures are up 43% from a year ago...

As I've said before, I hate for anyone to loose their home; but, for the new home buyer and investor you can get a bargain in this economy.

Of course you will need good credit, solid financing and knowledge of the market and resources to determine home value. The major resource you need would be the services of a professional inspector and an experienced real estate professional who knows the markets and communities and most important: will sell you what you can afford.

If I were buying a home today I would

1) get pre-approved for financing
2) decide if the home is a short or long term investment
3) decide on the geographic areas

These three things are key before working with an agent as it will speed up the sales process and narrow the possibilities.

For example, If you are pre-approved for financing, you have a competitive edge in bidding. Many home sellers need to move fast.

If you know the home is for a short term investment the sales agent can help you to narrow the selections of homes and find ones without to many rehab costs.

If the home is for longer term possession the sales agent can help you to identify the best neighborhoods and best value for the area.

Yes it's easy to find solutions to the ailing home market in the cities. Just shrink them. And pray tell whose neighborhood will be shrunk? will it be the neighborhoods with the poorer schools, the ones with high crime rates, the one with the most foreclosed homes, the ones with the lower incomes....

Everyone wants to know, especially if you're in the market for a new home...who would want a home in a shrunken area(limited police and fire services and plenty of fields for children to be abducted from)

I hope the planning around the shrinking is done responsibly and doesn't leave another set of new homeowners in the cold.

Walking Away...Front Page news in Detroit Newspaper

Front Page News--Walking away from your home. Some who walked away are ashamed, embarassed, prefer anonymity. Some feel they had no alternatives. And then there is the man who cuts back on everything and pays the note, because his job is in financial services.

People have shame; but do lenders, bankers have shame to? these corporate entities had staff "actuarial staff" and there JOB is to figure out case scenarios like: what if we loose all our investments? what if x number of people default? should we give a low interest loan in this area for this particular client?
Trained staff. So what does this tell you? the lending agencies just wanted to "make money". What about professional responsibility ?

So over dinner tonight, talk deeply on this subject before you judge the people who took these loans. That is not to say some may have abused the system. But for professional agents, lenders and bankers who definitely have the tools before making decisions to shirk their responsibilty is a travesty.

Underwater: What to do when you owe more than your home is worth?

One out of five owe more than there homes are worth. Many will not be able to refinance which means you will be strapped with higher interest rates for your mortgage and paying a mortgage beyond what the home is wort in the current market. Many people are now buying homes with as low as 4.5% interest rates and some underwater are paying in some cases 100% more in interest: especially if the mortgage loan for which you applied for was based on a no down payment situation or your credit history was not that good when you got your home.

What does all this mean?

Many are wondering if they should do a short sale to avoid foreclosure. Some are already in foreclosure concerned about their credit history. Others are struggling, working many jobs in hopes that homes' value will turn around.

Whatever the case if you're underwater you are not alone. And here are some tips to lift your spirits:

The best things to do now:

1) realistically assess your situation. Talk to realtors and find out about property values in your area and get opinions on the community in which you live.
2) decide upon a course of action and seek qualified professionals to assist you. Don't fall for schemes and strategies that sound to good to be true
3) if at all possible, save some money, because life still goes on and you may need a cushion for other emergencies. But be careful. Some are paying credit loans back and neglecting their mortgages.
4) communicate with your bank regularly and find out what types of new government programs
5) do a search for "google alerts" and learn how to have newstories delivered right to your email about subjects such as "housing" "foreclosures" "home loans" "fha" "fannie mae".
6) If you're thinking of buying homes to flip, do your homework.

New Programs making it easier for you to buy a home

If you don't know that the President Obama is trying to stimulate economy, then you have issues. That said, here are some new things happening:

1) Fannie Mae is cutting prices of homes by giving you 3.25% of the home's cost to put toward your closing costs OR to buy appliances. Any way you use it, that is a good deal.

2)The "Making Home Affordable Program" by the US government is easing up on the requirements for financing. Now you can start the process by presenting two paystubs and giving the lender access to your income tax filing...this cuts down on the paperwork process.

How to get a great foreclosure deal?

Here's a guy who got a foreclosure for 165,000 which was worth 557,000 in 2001.(he's moved from 2400 to 4200 square feet)

Yes, it's sad someone lost this home for whatever reasons and hoping things have worked out for the former occupants.

But here is what we can learn from this buyer's experience:

1) This buyer delayed purchasing for two years, until he could find the right deal; that said, he was lucky he found this home and that the mortgage requirements weren't severe. Mortgage requirements are changing; so one must balance their timing. Not sure I would wait two years. But it worked out for him.

2) Notice that this home has more square footage than his prior home; but the number of bedrooms are the same and one more bathroom. This indicates with his family size he found a home which meets his family's needs. This makes the space in the home useful and affordable.

3) The school district in the area is one of the better school districts in the Detroit Metropolitan area. Should the family decide to use the public schools they will save money.

4) This home is near the family's church. One of the key factors in home purchasing is assessing the home's location to work and leisure activities. Again money is saved.

5) Some things we don't know: what physical shape is the home in? are there many repairs? what are the neighbors like? what are the property taxes?how long does the family plan to reside there? are they looking for a return on their investments within so many years? is it likely that the home will increase 300% over the next decade? what is the job outlook for the business this buyer owns? Did the family sell their prior home or are they renting it?

Another year has passed. Thank you for stopping by. I appreciate your business, calls and questions in 2009.

The housing market in 2009 was erratic: foreclosures, low prices to stimulate sales, mortgage products under scrutiny, scams galore, reo home sales on the rise, talk of turning communities into "farms", local government in bankruptcy, property tax increases, squatting in homes, vandalized homes, declining property values, loan lending stalls, new training for appraisers, TV home shows focusing on foreclosures and the lists go on.

One thing people agreed on: 2009 was the time to "buy". So many good deals. But, lenders are not as creative and requiring larger down payments, more solid credit and highter FICO scores.

REO sales are increasing; but--you've got to make offers with the contingency of an inspection. What you see is often better than what you get. Be careful. But there are good deals.

Your focus now should, as always, be on finding a good sales person. One who knows the communities and knows the deal. Some argue sales people should give it all the knowledge online. But in the end real estate is a people business and it's best for you to form an alliance with a real estate agent.

You want an agent who knows your property goals, knows your taste and what you can afford and is committed to selling you a home which is reasonable and meets your expectations.

The buzz word for 2010 is TRUTH in business. Seek out those who would be willing to give up commission if it means helping you finding the right home. Any realtor in there right mind would want you to be happy so they can get future referrals. Referrals are the life blood of this business. So simple. But, oh so many agents who would rather aim for the one time big sale.

Buy a home now: They're cheap! But how is your etiquette?

Etiquette: what does that have to do with it? Yes you can buy a home; foreclosures are up since 2008, but so are the problems which come with it: Vandalism, crime, decreasing property values and more. Unlike the 50's something took place called "White Flight"...people thought the property values would go "down" and moved while they could sell their homes for a profit...(not that the reasons for this were justified...we won't go there here)

But, today there is no fleeing anymore for any reason. Now neighborhood residents are stuck in their homes due to "upside down mortgages": the value of the home is far under the mortgage. Plus, where can you move when job growth is unstable and foreclosures affect so many areas of the country ?

Real Estate buying could get more complicated...A must read.

This story is big! You buy a home from a full time realtor hopefully one who delivers valued services. Most homes are listed in the RealComp MLS listings. Up to now homes which are For Sale by Owner and where commissions are discounted would not be listed. But the FTC has reversed previous decisions and now wants Michigan's Reacompl Listing service to include these homes(this decision could be appealed)But, how does this affect you? Professional real estate agents derive a fee to provide a full range of quality services to you. But if any realtor can discount their fees and for sale by home owners are listed : do you think realtors will provide the same level of service? you tell me. What do you think?

The verdict is out if Cheronda Guyton, A Wells Fargo Banking Vice President, alleged to have some oversight in the foreclosed home division was "marketing", "hosting personal parties" or living in a foreclosed home and not allowing the home to be shown by realtors. The investigation is still ongoing so I can't say what is "truth"; but one thing I know for sure is for whatever reason many homes by many lenders don't show up for sale. This happens in other industries. Have you ever worked in a store and took some of the better merchandise off the floor and held it for yourself? come on people, tell the truth.

However what makes this problematic is the family who lost this particular home because of the Madoff scandle.I wonder where they are living now.

mmm. The same seminar offers loan modification and other real estate services. Begs the question: if your neighborhood did crime prevention classes in certain foreclosed neighborhoods, would you look to extend your loan? perhaps Realtors should attend and help people find another residential location. But in fairness, many are stuck in their homes and won't be able to move.
Again the message here for buyers and investors alike: location means everything. Look at your goals and plans. Would you rather have 5 homes in bad neighborhoods or one home in a great neighborhood with appreciating values. Think about it and then give me a call.

But...people are buying: Experienced Investors are buying and those who are knowledgeable, organized are buying first homes too.

Three things you need to know and do:

1) Location. Ask your salesperson about the neighborhood. Some neighborhoods are plagued by crime, home vandalism and poor social services. Protection of your investment is reliant on finding stable solid communities. Neighborhoods with lots of foreclosures are experiencing fires, vandalism, poor upkeep which can affect any projected rise in property values.

2) Organize. All home application forms, assets, bills should be organized in case you find the home of your dreams. Actually to ensure success in home ownership, pre-approval is a necessity. Pre-approval gives you the competitive edge against experienced investors. Research lenders, interest rates and down payment/closing requirements. Knowledge of finances first; home buying secondary.

3) Know thyself. Don't waste time looking at zillions of homes. Do you know what home and community features you want before viewing homes? For example you can go to Zillow and find all the homes sold in a given area along with specifications.

You've got to be creative in this market. What if you could buy a home/business property for 100,000, have a guaranteed tenant who will pay on time and then an option to purchase the home in full at 125,000 down the road? You get a tax write off, you get income each month and an opportunity to own real estate. All you have to bring is good credit and qualify for the loan. The appraisal of the property will be paid for by the seller. The seller has been in business for over 50 years and will continue in business. That seller is me.

A Home which will go fast! Suburban living , nice area Michigan

Here is a home which will go fast.Could you be the one? I don't do many of these posts; I think I predicted another home which would move in a week and it did. This is my town and I know the neighborhoods here and as this home is not far from me of course I want people who care about the neighborhood moving in.

3 bedroom 1 full bath,2half baths, fireplace, family room. The HUD bidding process ends on 7/5/2009 and the bidding starts at 32,000; but trust me it won't be sold at that price. But I'll tell you what I think you should bid and I think you can get the home(and I mean for a bargain) ...call me 1-313-274-3141. Homes in the area were worth 150,000-200,000 and up. Go to this website and check out the home on Google's map. Check out the neighborhood: no bars on the windows--what does that tell you?

The stimulus money coming into the real estate market in areas such as Detroit can be used for home demolition...so instead of new homes you may see farmland cropping up...

Pre-knowledge...If you're a buyer know your FICO score, get pre-approved because requirements have shifted. If you're a seller, look at your comparable home value. Be honest and price accordingly.

This could be your moment of truth. Maybe you're living or thinking of buying in an area--obviously hoping that your property values will increase over time.

On the other hand you understand that many people are homeless and need viable housing.

So here's the dilemna; you've struggled to keep up your payments and live in an area where property values were on the increase and then because of a vacant luxury building next door the municipality decides to rent out the building for 90 dollars a night to the homeless.

Think on this. What if this becomes a trend across the nation? Some neighborhoods will not allow this to happen. And who decides which neighborhoods should do this?

Is this a sign of home costs to come? Keep your eye open on the recommendations of "greening" your homes and communities. Although the goals may be worthy, how much will this cost you in additional property taxes, upkeep costs?

A new phenonmenon where people crash onto someone's sofa is taking off and Detroit has a huge membership. It seems the downtown area of Detroit with its condos and high rises are fast becoming the popular destination for those who want to see the city from the comfort of staying on someone's sofa. 5000 Dollars Suburban Michigan Home for someone with the Master Plan...

5000 dollars. That's it! blah blah blah, I would buy this home if I didn't have one and had about 15,000 to fix it up. I know. It sounds like the old realtor sales pitch; I hate it! I can't even share a good value without sounding like a "used car salesperson"...But I had a near sale on this home and the guy called and said I've got to pass on this one. Pass to what???? Forget it! some investor will buy it. why? because unlike the masses, they have a plan. You can't get anything in life without a plan. Does this home fit into your plans? do you want homes to rent or to live in? why? what is your plan? That's a mantra of mine. It sounds cold at time. But I'm real. It's real. You can't do anything in life without a plan. Those who don't plan: FAIL.

Anyway check out the neighborhood for this home on google maps. Shame on you if you don't have the bandwith on your computer. If you're going to use a computer in this business you need to be able to check out neighborhoods online, often in real time to see what they look like. Yes; you can afford a computer. They've got computers on sale at Dell(no I'm not getting a commission) cheaper than most monthly cell phones cost. And if you've got an older computer, check out the COMCAST Cable high speed internet access for "quick downloads"(no I'm not getting a commission for that either).

What I do get commissions for is for well informed people buying good properties. But first it helps to check out the neighborhood.
And another tip: if you've got an honest realtor ask them "what would you buy as an investment if you didn't own a home???)

They say Real Estate Prices are Stabilizing

As someone who works with REO(real estate owned homes) I can tell you it is not "getting better". Job security is waning; car fees and taxes etc. are going up. So ask yourself "stable" as compared to what? Yes prices are more stable compared to yesterday... LOL.

What is stable however is the number of foreign investors buying US real estate at a steal. But you won't hear about that because it's a "silent thing". I sell in the suburban areas of Detroit and the neighborhoods aren't that shabby and you could buy up 300 foreclosed homes and literally own a major part of one small city(and there are people looking to rent)

What is stable is that people who are smart and know what to buy will do well in the future. That people who don't know how to manage their money will still foreclose no matter how much loan restructuring is done; and that mortgage companies and banks will "change the rules" so they get the "best" buyers for the vacant homes(namely investors with good FICO scores)

What is sad is that communities without strong schools and community sturctures--will fail! Homelessness will increase and I predict that after the best homes are gone from the market that the government will do massive demolishing or give homes away to the homeless making for massive "ghettos" in America. And while all this is going on in the suburban areas, the inner city will be revived! You should see the beautiful condiminiums near the downtown areas of Detroit(around the new Ball park) There is a quiet revolution going on in the inner cities, my friends. And the recent change to a new Mayor one who owns properties in the downtown area is proof change will come.

So what is stable, and I hope you investors get in on it: is to invest in the better suburban areas of places like Detroit and use some of the profits from those investments to invest in Downtown detroit condominiums, over time you can funnel out of the suburbs into ownership and management downtown. Yes I'm telling the truth; yes I'm connected to the real estate industry; no I'm not a big fat rich lying realtor; I'm one of the smaller ones who have been in business for over 50 years just trying to make a living. You don't make much with bank owned foreclosures; but since the big cats won't give you the lowdown on what's happening. I will.

Don't think I've lost it--ok? .You see, the chair in this picture is symbolic of "you" and the home buying process. Are you still with me?

Think about it....Do you have a favorite chair, sofa or area of your home? When you really think about it, people don't identify with every area of their home--something in them is seeking that favorite spot; for some it's where you read,do hobbies, watch TV, listen to music or maybe even get some zzzzz's, for some it's the cooking space in the Kitchen.

So, your favorite spot is actually that area which gives you the feeling of "home". When you're out viewing homes notice how you move around the house waiting for that one room or space to grab you. What you're seeking to find in that space is the feeling of familiarity, security and happiness.

So, that's what you're buying. Outside of the neighborhood, the schools, the roads, the traffic, the neighbors...you're looking for that special place or places within in a space which gives you comfort.

When you first move into a home, it takes about six weeks to adjust to the space, because a part of you is seeking to carve out a special space.

So welcome to home buying. It's not always about price...the space counts too.

Tell us something new about this housing Market

We know people have lost their homes and many more will loose.The job market is sinking and according to some experts: "things may look up next year"...we've heard it all, haven't we? So is it anything novel to wake up and read this story "House Price Drops Leave more underwater"
I think what you want now is hope! or some indication of "what you should do". Should you sell? Should you rent? Should you hang on to the home you have? Will prices continue to plummet? or should I just "walk away"? And where and when should I buy again?

Here's my take: The home you own now is your "life lesson". Why did you buy? Were you trying to impress others? Did you feel less as a person because you didn't own a piece of the "American Dream"? Did you buy a home you "fell in love with"? Did you investigate the neighborhood? Did this home purchase fit with your life goals?

Here's my recommendation: take some time and dialogue with those you trust about the subject of home ownership. Explore the reasons people buy homes. Seek to know and understand why you bought a home. Explore what you would have done differently knowing what you know now. Feel the pain of your decision. And then: Learn from it.

Write down your life goals for the next five years. Visualize where you want to live, what you want to do and why you want to do it. Fit home ownership into that plan; for example if you'll have a family of school aged children in the next five years, investigate areas with the best schools. As tuition at private schools are likely to increase, it makes sense to buy a home in a location with the best schools; of course, this time you'll buy a home in a neighborhood you can afford. This time you'll read the fine print on the mortgage papers. This time you'll find a realtor you can trust.

Buying REO homes(foreclosures) is going to be a lot more competitive

This may be the biggest change in the history of buying and selling foreclosures: A new software(offersubmission) which will be used by Mortgage holders will enable people to bid online for homes and also provide indepth information about comparables homes. So far this is streamlining the buying process of REO homes; but for the average person without a buyer's agent or someone out looking for homes on their own, the process just got harder. You will be competing with so many others for that home.

From a market standpoint, it should help move some of these homes; of course the better homes on the market will move faster and I predict leaving a glut of the "dogs" on the market.
